प्रॉपर्टी खरीदने से पहले ये दस्तावेज़ ज़रूर जांचें: सेल डीड, पट्टा, EC, RERA, नक्शा और NOC।
Most property disputes begin with a document that nobody checked. Use this list for every flat, kothi or plot you shortlist in Jaipur.
Documents to ask from the seller or builder
- Sale deed: the basic proof of ownership.
- Title deed and chain of title: ownership history, ideally for the past 30 years.
- Khata or municipal records: shows the property is recorded with the civic body.
- Mutation (namantaran) record: proof that revenue records show the seller’s name.
- Encumbrance certificate (EC): confirms there is no loan or legal dispute on the property.
- Approved building plan: the sanctioned map from the Jaipur Development Authority (JDA) or the relevant body.
- Completion or occupancy certificate: proof that construction was completed as per the plan.
- RERA registration certificate: for projects, with the registration number.
- NOCs: fire, water, electricity and environment departments where applicable.
- Property tax receipts: recent payment history.
- Power of attorney: only if someone else is signing for the seller, and then verify it with extra care.
- Land-use conversion (NA) certificate: where agricultural land has been converted to residential use.
Documents to keep ready as a buyer
- Aadhaar card, PAN card and passport-size photos
- Income proof (salary slips or ITR) if you need a loan
- Bank statements for the last six months
- Address proof
A special note on plots
When buying a plot in Jaipur, confirm the patta (lease deed) from the JDA or the Rajasthan Housing Board. Plots are sometimes sold without a patta or without an approved layout, which can cause serious trouble later. See our guide on JDA approval and patta.
Get a lawyer to review
Even if every paper looks fine, ask an experienced property lawyer to review them. The fee is small compared with the cost of a title dispute.
