From fixing your budget to registration and mutation, here is the full process of buying a flat, kothi or plot in Jaipur.

प्रॉपर्टी खरीदना एक प्रक्रिया है, जल्दबाज़ी नहीं। बजट से लेकर नामांतरण तक 9 स्टेप।

Buying property is a process, not a rush. These nine steps keep you safe from the first visit to the final registration.

The nine steps

  1. Fix budget and need: location, size, BHK and a realistic budget including extra costs.
  2. Research the market: compare three or four similar properties in the same area.
  3. Visit the site: go in the daytime and in the evening, and check noise, traffic and water supply.
  4. Check the builder or seller: look at past projects and delivery history.
  5. Legal due diligence: verify title, original documents and the encumbrance certificate.
  6. Bank valuation and loan approval: if you are taking a loan.
  7. Agreement to sell: sign only after the legal check.
  8. Stamp duty and registration: pay the duty and register the sale deed.
  9. Possession and mutation: take possession and update the records with the civic body or JDA.

Beginner tips

  • Start with a ready-to-move or near-completion project from a RERA-registered builder.
  • Look at properties about 20 percent below your maximum budget to leave room for extra costs.
  • Never book without a site visit.
  • Keep the EMI below about 40 percent of your income.

Frequently asked questions

How long does it take to buy a property in Jaipur?
For a ready property with clean papers, it often takes a few weeks from shortlisting to registration. Loans and legal checks can extend this.
Should I visit the property more than once?
Yes. Visit at different times of day and in different conditions to judge noise, traffic and water supply.
What is mutation after buying?
Mutation (namantaran) updates the civic or revenue records to show you as the new owner. It is an important last step.
