प्रॉपर्टी चुनने से पहले ही लोन एलिजिबिलिटी जांच लें।
Most buyers use a home loan. Understanding the basics before you shortlist saves time and money.
Key points
- Loan-to-value (LTV): banks typically lend about 75 to 90 percent of the property value.
- Down payment: you arrange the remaining 10 to 25 percent.
- Interest type: fixed or floating rates.
- CIBIL score: 750 or higher usually helps secure better terms.
- Pre-approval: check eligibility before you choose a property.
- Extra fees: processing fee, legal fee and valuation charges.
Keep your EMI safe
As a rule of thumb, keep your total EMI under about 40 percent of your monthly income so that unexpected expenses do not strain your budget.
Documents for a loan
- Salary slips or ITR
- Last six months’ bank statements
- Identity and address proof
- Property documents (the bank will also run its own legal and valuation check)
An illustration of EMI and a safe limit
As an illustration, a ₹60 lakh loan for 20 years at 8.5 percent annual interest gives an EMI of roughly ₹52,000 a month. Actual rates depend on the lender, your credit profile and the loan structure, and the RBI policy repo rate (reported at 5.25 percent in August 2026) is only one part of how banks price home loans.
Eligibility and affordability are not the same thing. A bank may approve ₹60 lakh, but that does not mean a ₹52,000 EMI is comfortable. As a risk-management guideline, not a legal rule, keep the EMI within about 30 to 35 percent of your stable monthly take-home income, keep an emergency fund after the down payment, and keep a buffer for floating-rate increases and for registration and interiors.
