Four stages of any infrastructure project
Proposal, Approval, Construction, Operation. Marketing often blurs these on purpose. Pay a premium for future infrastructure only when the official approval document exists, the exact alignment is clear, funding and the executing agency are identified, land acquisition has progressed and you can hold the property until completion.

Metro Phase 2 in plain words
The approved Phase 2 corridor is meant to connect Sitapura, the airport, Tonk Road, SMS Hospital, Ambabari, Vidhyadhar Nagar and north Jaipur. Approved is not operational. With a reported 2031 target, a buyer in 2026 faces five or more years of construction, possible alignment changes, traffic disruption and execution risk. A station announcement is also different from usable connectivity: value is helped most when the station is within walking or easy feeder distance and the access is safe and practical.
Questions to ask a salesperson
- “Master Plan 2047 will make this commercial”: what is the notification number, the official map and the exact khasra location?
- “Ring Road touches the plot”: is that road proposed, approved, under construction or operational?
- “Metro is coming”: how far is the station and what is the access path?
