12-Step Property Verification Checklist for Jaipur Buyers

A 12-step checklist to verify a Jaipur property: seller authority, title chain, encumbrance, revenue records, land use, JDA plan, RERA, agreement clauses and more.

प्रॉपर्टी खरीदने से पहले 12 स्टेप की जांच: अपने फोन में सेव कर लें।

Save this checklist before you start visiting properties. Use it with your own independent property lawyer.

Steps 1 to 4: Who is selling and what is the record?

  1. Seller’s authority. Verify identity, PAN, ownership document and the legal right to take payment. For a Power of Attorney, check validity, scope and revocation status.
  2. Title chain. Have at least the last 30 years of the title chain and all previous transfers examined by a property lawyer.
  3. Encumbrance and litigation. Search for mortgage, court cases, acquisition notice, family dispute or prior agreements.
  4. Revenue records. Match the jamabandi, khasra number, mutation and revenue map with the physical location. A plot number alone is not enough.

Steps 5 to 8: What is the land and what is approved?

  1. Land use and conversion. Is the land agricultural, residential, commercial or institutional? Verify the applicable 90-A or other conversion and approval documents.
  2. JDA planning check. See the official master plan, zonal plan, sector road, road widening and scheme map. Make sure the land is not on a proposed road, green area, facility area or acquisition alignment.
  3. Project approval. Get the approved layout and sanctioned building plan. A brochure layout is not a sanctioned plan.
  4. RERA status. Search the project number on the Rajasthan RERA portal yourself and check promoter name, possession date, approvals, quarterly progress and status.

Steps 9 to 12: The agreement, the building and the people

  1. Agreement for sale. Do not sign until you understand: carpet area, final all-inclusive price, possession date, delay compensation, cancellation deduction, parking, maintenance, common areas, escalation clause and dispute resolution.
  2. Ready-property certificates. Where applicable, verify the Completion Certificate, Occupancy Certificate, fire NOC, lift approval and utility connections.
  3. Dues and physical condition. Check property tax, electricity, water, maintenance and authority dues. In a ready flat inspect seepage, cracks, lift backup, basement drainage and fire access.
  4. Independent professionals. Do not depend on the builder’s or broker’s recommended lawyer. Hire your own property lawyer, surveyor and, if needed, a structural engineer.
