Bigha is not one fixed size. In Jaipur the pucca bigha is commonly taken as 165 ft × 165 ft (27,225 sq ft) and the kachha bigha as 132 ft × 132 ft (17,424 sq ft), but practice varies by tehsil and by sources. Always confirm which bigha is written on the jamabandi or khasra, otherwise a deal for “5 bigha” can differ by tens of thousands of square feet.
Plot size from length and width
Multiply length by width in feet to get square feet, then divide by 9 for gaj. For example, a 25 ft × 60 ft plot is 1,500 sq ft, which is about 166.7 gaj.
Carpet, built-up and super built-up area
- Carpet area: the usable floor area inside the walls of the flat.
- Built-up area: carpet area plus wall thickness and balcony or similar areas.
- Super built-up area: built-up area plus a share of common areas such as lobbies, lifts and stairs. The difference is called loading.
