Questions to Ask Before Buying Property in Jaipur: Planner, Lawyer, Developer, Residents and Broker

A ready list of questions to ask a town planner, property lawyer, developer, existing residents and broker or valuer before you pay for property in Jaipur.

जयपुर में प्रॉपर्टी खरीदने से पहले पूछने वाले सवाल: प्लानर, वकील, डेवलपर, रहवासी और ब्रोकर से।

Good buyers do not trust one source. Ask the same property five different people, and write the answers down. Take this list with you.

1. Questions for a town planner or JDA-side expert

  • Which master plan zone does this land fall in, and is the intended use residential?
  • Is the road, metro or ring road mentioned by the seller proposed, approved, under construction or operational? Ask for the notification number.
  • Is the layout sanctioned, and which authority has jurisdiction over this land?
  • Is there any acquisition, road-widening or green-belt risk on this plot?
  • Where are the water, sewer and power lines today, not on paper?

2. Questions for a property lawyer

  • Is the chain of title clear for the last 30 years, and who are all the owners?
  • Is it a patta, a society allotment, a JDA allotment or agricultural land, and has the conversion been done?
  • Are there any loans, court cases, tenants or encumbrances? Please check the encumbrance certificate.
  • Which documents must the seller hand over, and which payments should I make only after registration?
  • What clauses should the agreement include for delay, defects and refund?

Use our documents checklist and the A-to-Z documents page alongside.

3. Questions for the developer or builder

  • What is the RERA registration number, and is the promised possession date written in the agreement?
  • What is the carpet area, and what exactly is included in the all-inclusive price?
  • Which projects have you already delivered, and may I speak to residents of those?
  • What are the maintenance charges, who holds the corpus fund and what is the power backup?
  • Where does the water come from: PHED, borewell or tanker?

4. Questions for existing residents

  • How is the water supply in summer and after heavy rain?
  • How long does the daily commute take at peak hour?
  • How safe is the area at night, and how occupied are the nearby flats?
  • How is the society maintained, and are there recurring disputes?
  • If you could choose again, would you buy here?

Plan more than one visit. See our five-visit test.

5. Questions for a broker or valuer

  • What recent registries or closed deals exist for comparable properties in the same lane?
  • How long do similar resale listings stay on the market?
  • What rent is actually received, not advertised, for this type of property?
  • What is your fee, and who pays it?
  • What is the cheapest comparable option you are not showing me?

Write the answers down

Keep a simple table: question, who answered, what they said and what document proves it. A claim without a document is only an opinion. Use our buyer scorecard to compare properties on the same basis.

Frequently asked questions

Who should I ask first?
Start with a property lawyer for title and approvals, then check the ground with residents and a local valuer before paying any token amount.
Is a broker’s answer enough?
No. A broker is one source. Verify with documents, residents and an independent lawyer.
How many visits should I make?
At least two or three, at different times of day, and one after rain if possible.
