सिर्फ “रेट बढ़ेगा” से नहीं: रेंटल यील्ड, EMI और खरीद बनाम किराए का असली गणित।
An investment decision should never rest on “the price will go up” alone. Calculate three numbers first.
1. Gross rental yield
Formula: annual rent divided by total acquisition cost, times 100.
Example: all-in cost ₹75 lakh and rent ₹22,000 a month. Annual rent is ₹2,64,000, so gross yield is about 3.52 percent.
2. Net rental yield
Subtract maintenance, vacancy periods, brokerage, property tax, repairs, furnishing replacement and other recurring costs. Net yield will be lower than 3.52 percent in the example. Use the rental yield calculator.
3. Real return
Price appreciation + net rent − interest cost − taxes − transaction cost − inflation. Buying and selling both carry transaction costs, and over a short holding period they can eat a large part of the appreciation.
EMI and a safe limit
Illustration: a ₹60 lakh loan for 20 years at 8.5 percent gives an EMI of roughly ₹52,000 a month. Rates depend on the lender and your profile (the RBI repo rate was reported at 5.25 percent in August 2026, but banks add their own spread).
Being eligible is not the same as being comfortable. Keep an emergency fund after the down payment, separate money for interiors and registration, a buffer for floating-rate increases, and, as a guideline rather than a legal rule, an EMI within about 30 to 35 percent of stable monthly take-home income. Use the EMI calculator and the affordability calculator.
Buy or rent?
| Buying is more practical if | Renting may be better if |
|---|---|
| You will stay in the city or area for at least seven to ten years Your income is stable You still have emergency savings after the down payment The EMI is comfortable The home is a real lifestyle need |
Your job or business location is uncertain You may change city within three to five years Property in your desired area is very costly but rent is comparatively low The down payment would use up your entire financial buffer |
Buying can be an emotional decision, but a poor loan structure asks for cash flow every month.
